The house is located in the village
of Pailhes,
about 7kms north of
Beziers, and is set on elevated ground with
magnificent views over the surrounding vineyards and countryside, and
on clear days you can see the snow-capped Pyrenees. It is spacious and
airy, and has been decorated and equipped to a very high standard.
There are 4 ensuite shower rooms, plus a separate bathroom with
'Victorian' style free-standing roll-top bath.
Pailhes
is a small hilltop village typical of the area. 1.5kms away is the
village of
Thezan les Beziers
where you will find essential shops (bakers, butcher, grocers and post
office) as well as a twice weekly market. There is a supermarket at
Murviel les Beziers 2kms away. Arrangements can be
made to deliver bread to the house on a daily basis.
The house has a 6 x 12m swimming pool
surrounded by sun terraces and a summer kitchen with barbecue, small
sink and drinks fridge. There are ample sun-loungers and seating for 12
people. About 50m from the house is the tennis court, which was
re-surfaced recently and will be used by our guests for the first time
this summer. There is plenty of room behind the base line and even an
umpire's chair for those who take their game seriously. (Umpire not
provided).

opening onto the terrace from the lounge and 1 set opening onto the
pool terrace from the fireplace nook. There is ample lounge seating for
12-14 people, piano, satellite TV, DVD player and CD player. On one
side of the lounge is a large oak staircase leading to the gallery and
west wing and on the other side, a staircase leads to the east wing.

cars plus storage area for garden furniture. There is a 'boules' area to
the front of the house and a table tennis table in the front porch.
Above the tennis court is a small orchard with a few fruit/nut trees and
some vines.

OUTSIDE:
Approximately 1 hectare (2.4 acres) in all:
Beyond the large stone terrace is a lawn of
about 200m2, bordered by shrubs and trees. A fence separates this from
the pool area. The large pool (12 x 6 m and between 1.3
& 2.5 metres deep) with built in "Roman" steps is surrounded by a paved
terrace and has plenty of sun-loungers. As well as fencing, the pool has
a safety alarm and closed-circuit TV surveillance with a monitor screen
in the kitchen.
On the far side of the pool is a covered barbecue area. On the North
side of the house is a gravelled area ideal for playing "Boules"
or "Petanque" as they say in the Languedoc.

"Les Sautadoux" is
less than half an hour from sandy Mediterranean beaches. There is
plenty of choice between,
Sete,
Marseillan,
Valras,
Portiragnes and the
Cap d'Agde. The
water is shallow for several metres and perfect for young children.
Between the fishing port of Sete and Marseillan is a wonderful beach
that's 7km long. Cap d'Agde plays host to yachts and boats with a
magnificent port, cafés and restaurants, night clubs, casino and
every watersport imaginable. Marseillan port is delightful. Here the
famous "Canal du Midi" reaches the Bassin de Thau and the
Mediterranean. There are some excellent restaurants and the port has
retained much of its ancient charm.
The Pont du Gard, the fortified city
of Carcassonne, the Camargue and the Costa Brava are all within an
easy drive, as are many of the famous Cathare hilltop castles.
Beziers and Pezenas
On the edge of the river Orb, Beziers
is well known for wine, rugby and bullfights! The arena (arenes) was
designed initially as an Opera house with the help of Saint Saens,
but today it is renowned for bullfighting. Throughout the year there
are numerous local festivals, the most famous of which is the Feria
de Beziers which takes place every year around the Feast of the
Assumption on the 15th of August. This is party time in Beziers and
although originally based on the Corridas (bullfights) it now has
many other attractions, most of them free, which appeal to all
tastes. Many different kinds of music concerts, horse shows,
Sevilliana dancing in the streets, and every where huge pans of
Paella on sale, washed down with sangria. There is a very strong
Spanish influence in Bezier's life and this is most apparent during
the Feria. This is a unique festival time, a real taste of life in
southern Europe, with a family atmosphere and amusements to suit all
ages.
The
statue of Pierre Paul Riquet can be seen at the end of les "Allées".
He is the conceptor and builder of one of the greatest dreams of
France: the Canal du Midi, linking the Atlantic to the
Mediterranean. It took 12 000 men to build the 240 kilometres long
canal and Beziers houses the extaordinary nine locks at Fonseranes.
The house is also within easy
distance of the medieval town of Pezenas, where Molière lived and
worked. The old part of the town is certainly worth a visit - the
architecture is stunning and several artists have permanent craft
workshops throughout the summer. Pezenas is also renowned for
antique and junk shops, plus a typical French market on Saturday
mornings.
This corner of Languedoc remains the
rarest of places: a corner of France filled with spectacular natural
beauty, superb wines and a long and fascinating history. It has an
abundance of sun baked vineyards, fields of sunflowers and rocky
villages with red-tiled roofs. The air is filled with the fragrance
of rosemary and lavender. There is something here for everyone in
France's most unspoilt region.

Activities
Nearby Sete is known as "little Venice"
and certainly worth a trip. There is river bathing in the
Orb 6 kms away and also canoeing and kayaking. There
are also several lakes within easy driving distance. There are several
riding centres close by and many glorious walks suitable for all ages
and ability levels. 25 minutes in the other direction takes you to the
Espinousse mountains with their gorges, rock climbing and the
opportunity to see wild life – wild sheep and eagles among others.
This is also a wonderful area in which to see migrating birds in the
autumn, and also the spectacular colours of the leaves in the
vineyards.
Plenty of other activities are to be
found in the area including wine tasting, golf, fishing,
lake-swimming, windsurfing, riding and water sports are all within
each reach. For music lovers there are a series of local festivals in
the area throughout the summer.
Montpellier is 65 km
and houses Opera, museums, cinemas, theatre and lots of good shops.
